ZONING BOARD OF APPEALS PUBLIC HEARING – September 27, 2018

NOTICE IS HEREBY given that a Public Hearing will be held before the Zoning Board of Appeals on Thursday, September 27, 2018 at 6:00 P.M., in the Incorporated Village of Freeport, Main Conference Room, 46 N. Ocean Avenue, Freeport, New York, on the appeals and applications of cases as they appear on the calendar; residential applications that do not extend their prior non-conforming status may be called first; public comment invited. It is anticipated that the Board will adjourn the legislative session and enter into Executive Session until 6:30P.M.

INTERESTED PROPERTY OWNERS and other persons should appear at the above time and place to have questions answered and to voice opinions.

All applications are non-conforming with zoning regulations herein specified for the districts in which they are located.

Application #22-2018 – 415 W. Merrick Rd., Residence A – Section 54/Block 201/Lot 118 – Victor Katsman Fact-finding to make use of premise as a dentist office without residing on premises.

Application #21-2018 – 384 N. Main St., Service Business – Section 55/Block 067/Lot 594 – Luis Crespo – Maintain a 45’ x 45’ shed. Village Ordinance §210-6A, §210-94C Required Yards. Every building shall have a minimum rear yard depth of 25 ft. Application indicates 10 ft.

Application #18-2018 – 786 Guy Lombardo Ave., Residence A – Section 62/Block 102/Lot 815 – Hurricane IV LLC – Construct a two story one family dwelling. Village Ordinance §210-6A, §210-39A Building Height, Sky Exposure Plane. No dwelling shall exceed 35 ft in height. Application indicates height of 39 ft and interference with the sky exposure plane. §210-41 Floor Area Ratio. Floor area ratio shall not exceed 50% of the lot area. Application indicates 51%.

Application #19-2018 – 790 Guy Lombardo Ave., Residence A – Section 62/Block 102/Lot 814 – Hurricane IV LLC – Construct a two story one family dwelling. Village Ordinance §210-6A, §210-39A Building Height, Sky Exposure Plane. No dwelling shall exceed 35 ft in height. Application indicates height of 39 ft and interference with the sky exposure plane.
